ADVERTISING SERVICES Summit Property Management uses a wide variety of advertising tools to quickly and efficiently rent your property.
MISSOULIAN & INDEPENDENT NEWSPAPERS AND WEBSITES The Missoulian and Independent newspapers are distributed and circulate throughout Missoula and its surrounding areas. We have a contract in place with both the Missoulian and Independent which allows us to pass along savings to you. We are pleased to offer a reduced rate that saves you approximately 10% off of the standard price. Summit Property Management uses the Missoulian and Independent’s knowledge and experience in advertising to create effective classified ads. These ads are typically placed on peak days. Print ads can references the Summit Property Management website to provide prospective renters with more useful information. In addition each property ad is placed on both the Missoulian and Independent’s classified websites.
SUMMIT PROPERTY MANAGEMENT WEBSITE Summit Property Management uses its website to thoroughly describe all available units. This site offers a complete detailed depiction of each available unit including interior and exterior pictures. This site is updated daily with new prices, services and availability. Our rental application and work order form are also included. We provide links to the Landlord Tenant Act, Missoula’s prominent newspapers, and some of Montana’s great outdoor attractions.
SIGNAGE We provide on-site rental signs for each available property. Our rental signs include our website, E-mail address, and phone number. Our durable professionally made signs stand out and are easily recognizable. We use yard or window signs depending on the property.
APPLICANTS & APPLICATIONS Summit Property Management offers extensive applicant screening. We make every effort to ensure the most qualified and responsible tenants for your property.
FIELDING PHONE CALLS Our office hours are 8:30am to 5:00pm, Monday through Friday. Every phone call received is fielded effectively and every message left is returned promptly.
SHOWING PROPERTIES Personal showings are done for each occupied property. This ensures the protection of your property and allows for all questions to be answered without delay.
APPLICATION PROCESS Summit Property Management processes all completed applications immediately as they are received. We take a variety of criteria into consideration when processing applications. We collect personal information including bank statements, vehicle registration and a photo copy of a driver’s license. We require income verification, good rental history, and reserve the right to check credit history.
LEASE SIGNING At all times there will be a licensed property manager available to assist in the lease signing. We take the time to review the lease with each resident to ensure our expectations are understood.
MAINTENANCE SERVICES Summit Property Management offers a twenty four hour emergency maintenance service. This ensures the protection of your property by avoiding any delay in taking the appropriate measures to amend any problem. Many minor maintenance issues are potentially damaging and very costly if left unattended.
PERIODIC INSPECTIONS We are committed to taking excellent care of your property while it is under our management. Throughout the year we do frequent drive by inspections to determine the exterior condition. In addition we also perform seasonal interior inspections. We personally walk through each room inside the property documenting condition.
ROUTINE MAINTENANCE We are able to remedy most routine maintenance concerns in house. Summit Property Management offers a Handy Man service to address many maintenance issues at a reduced rate from outside hire. Professional Maintenance Summit Property Management will coordinate all other maintenance and repairs. We will address all maintenance problems and provide you with estimates if needed.
FINANCIAL SERVICES Summit Property Management uses state of the art computer software. We offer up-to-date information in an array of personalized financial reports.
RENT COLLECTION Summit Property Management will handle all of the rent collections. We will also take care of any problems that may arise with delinquent rent or lease violations. Our philosophy is to be proactive and try to avoid problems before they arise.
FINANCIAL LEDGERS Our company uses some of the best property management software available. This allows us to offer a variety of financial reports to give you a detailed breakdown of the performance of your property. Each month we will provide you with personalized financial reports that are thorough and easy to understand.
OWNER DISTRIBUTIONS At a consistent time each month we will distribute your income. We are always available for personal meetings to answer any questions you may have about your financial reports or anything else related to your properties.
